At 916 Alturas, it began long before the prep work. This was a seller who had lived in the home for over 30 years, and thirty-one years in one house leaves a lot to sort. The owner was often out of town, so I ran the project from before move-out: movers, junk removal, a room-by-room walk-through to sort out disclosure items by year, and a rental home for him to land in.

From there I managed every vendor: repairs, counter refurbishing, solar repair, electrical, painting, staging, and fixture selection and installation. Then came broker tours, an open house, and weekly feedback reports, with the neighbors’ privacy protected throughout.

We went under contract at full asking price in 12 days. Here is how it started, and how it finished.
