The Costs of Selling
The following expenses are the responsibility of the seller, and may be paid out of proceeds at the close of escrow.
01 — PREPARING THE PROPERTY
Repairs, upgrades, deep cleaning, window washing, landscaping, painting
APPROXIMATE COST: $550 – $20,000
02 — STAGING
Staging costs are determined by size of home and quality of inventory
APPROXIMATE COST: $5,000 – $15,000
03 — BROKER FEES
Total broker fee includes payment to the buyer’s brokerage
APPROXIMATE COST: 5.5% - 6% of the sale price
04 — INSPECTIONS AND REPORTS
Home + Pest Inspection, Water+ Energy Inspection(SF), Sewer Lateral Inspection(Marin), Permit History Report, Natural Hazard Report
APPROXIMATE COST: $1,200 – $2,500
05 — TRANSFER TAX
Transfer tax is calculated based on the sale price of your property
APPROXIMATE COST (SF): $7.50 per each $1,000 of sale price
APPROXIMATE COST (Marin): $1.10 per each $1,000 of sale price
